Permits & code in Michigan
Re-roofs require a permit in nearly every jurisdiction, with a sheathing inspection after tear-off. Codes cap asphalt at two layers, and cold-climate rules here (frost line 42") come with ice-barrier requirements at the eaves.
State-level rules only — cities and HOAs frequently add stricter requirements. Always confirm with your local building department before you dig.
What most people get wrong
- Ordering by footprint instead of pitch-corrected area — a 6/12 roof is 12% bigger than the floor under it.
- Nailing too high, above the nail line. The next course doesn't cover the nail and the shingle lifts in the first storm.
- Skipping ice and water shield in valleys. Valleys carry twice the water of any other part of the roof.
